Demolition, excavation, rebar and insulation take the old house off the lot and get the new one out of the ground. Landscaping closes the job out. Full home building is what we are working toward next.
We are usually the first trade on a site and the last one off. Three ways a job reaches us, and the same finish line every time — a lot with something new standing on it.
Ground-up home building is where JM Creations is going, not where it is today. We already run the trades that open a site and the one that closes it. Framing, mechanical and finishing are the pieces we are putting in place.
In the meantime we will quote the demolition, excavation, rebar, insulation and landscaping on your new build and work alongside whoever you have for the rest. Plenty of our work arrives exactly that way.
The lot is right, the house isn't. We take a site from an old building standing on it to a foundation the framer can start on, then come back to insulate before the drywall goes up. Four trades, sequenced so nothing waits.
The renovation route. A house can be right on the inside and still read as forty years old from the street. Grading, hardscape and planting are what make a renovated house look new — and on our own rebuilds, it is the last thing we do before the fence comes down.
Six stages, in this order, every time. Whether you are a homeowner with one house to take down or a builder with four lots running at once, it works the same way.
We come out, measure, and read the drawings if you have them. Access, neighbours, tree protection, where the trucks turn around. Half an hour on most lots, and there is no charge for it.
A fixed number with what is included and what is not listed line by line. Rock, buried tanks and unmarked services are named as exclusions up front rather than discovered later as extras.
Demolition permit, hazardous materials survey, utility disconnects, and the abatement clearance letter before a machine touches the building. This is the stage that sets your real start date.
Machines and crew on the date we gave you. If weather or an inspector moves it, you hear from us that morning rather than finding out when nobody shows up.
Daily photos, the site fenced and swept at the end of each day, and every load tracked so you have the waste diversion paperwork the city asks for at final inspection.
Rebar walked with the engineer before the pour, insulation walked before drywall. We do not pull off a site until the trade after us can start on it.

We take work across the Fraser Valley and eastern Metro Vancouver. Outside this list, ask — if the job is big enough to be worth moving equipment for, we'll say so honestly.
Both. Roughly half our work comes from general contractors and developers who book us trade by trade, and half from homeowners taking a house down before someone else builds on the lot. The quote and the scope sheet look the same either way.
We do, as part of the demolition scope, along with the utility disconnect requests. What we need from you is proof of ownership and, in most municipalities, a signed authorization so we can apply as your agent. Budget four to eight weeks from application to the machine starting.
Yes, and no municipality in this region will issue a demolition permit without the survey for anything built before about 1990. Asbestos, lead and vermiculite were all normal. We arrange the survey, do the certified abatement, and hand you the clearance letter that the permit depends on.
One is fine. Plenty of builders use us for rebar only, or bring us back for insulation on a house someone else dug. Booking the sequence together is usually cheaper and always faster, because we are not waiting on another crew to finish before we can mobilize.
Two to four weeks in the slow months, six or more from April through September. If your permit is still in process, tell us anyway — we will hold a rough window and firm it up when the permit lands.
It is in progress rather than announced. We would rather add it when the licensing, the warranty coverage and the crews are all genuinely in place than take a deposit on a promise. Ask us to put you on the list and we will call you when it is real.
